What is a BER?
A Building Energy Rating (BER) is the official measure of how energy-efficient an Irish home is, on a scale from A (most efficient) to G (least efficient). It is calculated by an SEAI-registered assessor using SEAI’s DEAP methodology and published, with an advisory report, on the SEAI National Register.
Do I need a BER to sell or rent a house in Ireland?
Yes. A BER certificate is required by law when a home is offered for sale or for rent in Ireland, and the rating must be included in the advertising. New homes need a BER before they are occupied.
How much does a BER cost?

How long does a BER assessment take?
The on-site survey of a typical home takes in the region of one to two hours. The assessment is then completed in SEAI’s DEAP software and the certificate is published on the SEAI National Register. Austin confirms the survey date and expected turnaround when you book.
How long is a BER valid for?
Up to ten years, as long as no material changes are made to the home. If you upgrade insulation, windows or heating, a new BER can capture the improvement, which is often worthwhile before selling or after grant-funded works.
What do I need to have ready for the assessment?
Access to the full house including the attic, and ideally your MPRN, the 11-digit number on your electricity bill. Documentation for insulation upgrades, heating works or newer construction helps too, because documented upgrades can be credited where undocumented ones fall back to default values.
Do I need a BER for an SEAI grant?
Generally yes. SEAI grant schemes require a BER after the works are completed, and some supports depend on the rating achieved. If your works are chasing a specific rating, a technical assessment beforehand makes sure the target is reachable.
What is a technical assessment?
A technical assessment is a pre-works evaluation of a home by an SEAI-registered Technical Assessor. It models the planned works against the target rating before money is spent, and the assessor then supports the homeowner through the project. It is often required for grant funding.
